Homeowners insurance provides basic financial protection from damage to your property and liability for injuries. Your policy may also cover property damage you or members of your family cause to others. A homeowners policy combines several coverages - fire, windstorm, theft, liability - into one convenient policy.

For coverage to apply, the property damage must be direct physical loss or damage to the insured property. Damage from many perils and risks are covered under your homeowners or rental policy, but there are exceptions. Your policy will typically provide coverage for 'all risks' or 'named perils'. An all risk policy covers all perils except those perils that are specifically excluded. A named perils policy only covers those perils that are specifically listed in the policy. The most significant exclusions in most policies are damage caused by water, earthquakes and neglect. However, you can purchase separate endorsements to cover damage caused by flood or earthquake. Whether or not there is coverage depends on the language in the policy. You should also read your policy carefully since the extent of coverage may differ somewhat between insurance carriers.

The HO-3 homeowners policy is the most common policy in the state of New York. This policy covers your home for all risks of physical loss except those specifically excluded and provides coverage for loss of the contents of your home. The HO-5 policy covers your home against the same perils as the HO-3 policy in addition to covering your personal possessions for all risks of physical loss (except those specifically excluded. Policies HO-1, HO-2 and HO-8 are other homeowner policies that less coverage than the more common HO-3 and HO-5 policies. The HO-4 policy is for primarily for renters and provides for damage to an apartment's contents and provides for coverage against personal liability suffered in the insured's dwelling. The HO-6 policy provides the same coverage as HO-4, but is for insuring condominiums. Be sure to talk with your agent when discussing the amount of coverage and which policy best fits your circumstances.

Many homeowners are not adequately prepare for a home related loss. Be sure you have a complete inventory of your home. Include photographs and/or video of your personal belongings in each room. Write down each item and record relevant information such as date of purchase, serial number, estimated value etc. You should also list or photograph any unique features of your home such as expensive cabinetry or antique furniture. Be sure to store a copy of the inventory, photographs and video tapes at an offsite location such as a bank vault or a family members home so they can be recovered.
